Montgomery County has been pretty good to Chris D’Agostino, developer with D’Agostino Companies.  His seven developments in the Conroe area has been successful.  “We’ve been very blessed,” he said.

Construction will soon begin on phase one of D’Agostion’s newest project, Sterling Place, a 387-lot subdivision covering 70 acres near FM 1484 and Pozos Lane in Conroe.  Homes will be available for move-in around August.

“Texas as a whole is doing much better than the rest of the nation, and it will continue to do so because of the state’s population and job growth,” he said.

“For this area particularly, its proximity to Houston and The Woodlands and its location Interstate 45 will help it do well.  The majority of population growth in Texas will occur between Dallas, Fort Worth, Houston and San Antonio, and we’re smack dab in the hear of it.”

Although they’ve only been open for sales for three weeks and construction has yet to begin, the subdivision has already sold five homes form ads they’ve placed and word of mouth in realtor community.

The homes are brick and siding combinations that range from 1,231 square feet to about 2,200 spare feet, and are priced between the $100 though sands and the  $130 thousands.

“The homes have a few things that most first-time homebuyers won’t find in those with a similar price,” said Justin Hood, CFO of builder Trio Homes.

“We’re offering ceramic tile in the dining, kitchen and bathroom areas, for example.  Most builders just put in vinyl.”

D’Agostino said the subdivision will include a couple parks, complete with playgrounds.

Floor plans include one- and two-story designs with three to five bedrooms.

“We’ll also do a lot of landscaping around the entryway monuments to improve image of the front door of the community,” D’Agostino said.

“As a homeowner you want to be proud of where you live.  Times have changed and people are more selective on communities they move into now.”

The developer will also maintain a homeowners association in order to keep property values high.

Hood said Trio Homes has teamed up with Baymont Financial to help buyers with mortgages and Consolidated Communications to install fiber- optic cable and provide high-speed internet access.

“The land is wooded, it’s in what we think is a growing area of the county on FM 1484 and it’s near the airport, shopping, hospitals and city hall,” he said.

“The homes are affordable for people who want to work next to their home.  It’s just a real easy location to get to a lot of places.”
