The single-story, 20,000-square-foot Class A medical office building will be constructed on 1.7 acres.  Sadler Clinic will occupy half of this building for an emergency room facility and the remaining half for clinical space.  Mercan City Place Sadler Clinic III will be part of the multiphase mixed-use development, City Place, located at the northwest quadrant of the intersection at I-45 and League Line Road.  Occupancy is scheduled for January 2012.

Mercan City Place Sadler Clinic III is designed by Browne McGregor Architects and will be engineered by Bleyl and Associates and constructed by Metzger Construction.

Sadler Clinic

mixed_use_000_02Sadler Clinic’s new, three story medical office building is located on League Line Road in Conroe, Texas, overlooking interstate 45, which connects Houston and Dallas.  It represents the first phase of a new medical campus at Mercan City, a 55 acre, master planned development by the D’Agostino Companies.  The second phase of development again for Sadler Clinic, will be completed in early 2012.

The building structure consists of three story, tilt-wall, concrete panels with stone accents and an interior, steel frame.  The “Adoquin” stone accents and painted finish on the concrete panels match those of another recent project for Sadler Clinic in The Woodlands, Texas.  The fenestration includes punched, window openings and glass curtain walls.  The glass panels on the building parapet are backlit at night for enhanced visibility from the freeway.

The interior improvements include Urgent Care and Diagnostic Imaging facilities on the first floor as well as a variety of medical specialties on the upper two floors.  The upper floors have shared waiting rooms at either end of the building and a surrounding layout of flexible clinic space.  The clinic layouts are generalized to allow use by a variety of medical specialties and to permit adjustable boundaries between physician practices.  Physician offices are located along the east and west walls of the floors to keep the patient treatment areas as close to the central waiting rooms as possible.

The architect and interior designer worked directly with the tenant to plan and design the various occupancies throughout the building as well as with the Clinic’s preferred furniture vendor to select complimentary finishes and fabrics.  The unified design creates a consistent feel throughout the facility. Easy site access is provided by a shared driveway to the freeway feeder road and from a private street connecting to League Line Road.  The site improvements include a portecochere at the main entrance, on-site parking for a total of 322 cars, and provisions for a future emergency generator as well as a location for a portable MRI unit.

Architectural services for the building design and tenant improvements were delivered on an aggressive fast-track schedule that included on initial design package for the shell building followed by a separate package for the interior improvements.  The construction contract was negotiated at project inception, and the general contractor was an integral team member team throughout the design and construction process.  A series of meetings were conducted with the City of Conroe at various stages to facilitate the local approval process.

The architect provided architectural, interior design and structural engineering services.  His work was coordinated with the civil engineering and landscape architectural services provided by the project developer under separate agreements.  The mechanical and electrical systems for the base building and interior improvements were provided on a design/build basis by the respective subcontractors.

The project architect assigned to the work lives in the local community and was able to closely monitor the building during construction.  This “hands-on” approach helped the project team meet its ambitious 16 month schedule and complete the project on time in August, 2009
